Quiet location by the Royal Commonwealth Pool 🏊, the rooms are newly renovated and have hypo-allergenic pillows. This place is definitely a great recommendation for anyone looking for a peaceful stay.

The service was amazing with an early check-in. The breakfast was excellent with black pudding, very good toast, continental options plus hot options and frequently replenished.

The rooms were at the best standard of a guess house I've ever visited in Edinburgh. The room we stayed in was immaculately decorated and maintained. Surprised of the high standards of the room. The breakfast room was more or less standard but the little details were immaculate and the attention to detail superb. I can tell these guys that run the place put love and passion in theirs business. It shows.
Just a little comment. There was an iPod dock and alarm clock. It wasn't responding to my small ipod when puggled in and wasn't responding to volume commands. I hope the room next door wasn't cursing me because of the volume of the device.

This hotel was brilliant! The bed in our room was the most comfortable and massive we have ever stayed in! The morning breakfast was at a good hour and the service was exemplary. The staff were friendly and helpful, nothing was a bother for them. The location was brilliant; a quick bus ride from the city centre. Taxis didn't cost much either. The decor was lovely too mixing modern with the traditional. No complaints at all!

I had a fantastic stay at this luxurious hotel! The location on a major street was perfect for exploring and getting around. The service and housekeeping were top-notch, ensuring that everything was pristine and comfortable. The staff was incredibly helpful, providing tours and ticket assistance whenever needed. The room amenities were great, with ironing facilities, heating, and tea and coffee facilities to enhance my comfort. The sitting area was perfect for relaxing, and the soundproofed rooms ensured a peaceful night's sleep. The free toiletries were a nice touch, and the electric kettle and flat-screen TV added to the convenience. The carpeted floors were cozy and inviting, and the dining options, including packed lunches and special diet menus, catered to all needs. The staff went above and beyond to make my stay enjoyable. The leisure facilities, such as the sun terrace and garden area, were lovely, and the availability of a TV room made it easy to relax. The Wi-Fi was reliable, and the off-site car park provided a convenient option for parking. All in all, this place exceeded my expectations in every way.
This place is recommended for families without any hesitation.

This bed and breakfast is well located on a bus route to historic Edinburgh. There were 4 in our party and we took a cap for less than the bus. The rooms and the common areas were very nice and clean. This was a very well restored and maintained upscale older home. Breakfast was well cooked and served. We found the place online from the USA and were very pleased with our choice. Just for the record I have no relationship with the hotel even though my review may look that way. We stayed for two nights. It was a great place to stay.

Rooms were comfortable and clean. bathroom was adequate .Hosts were very helpful and provided some excellent advice on local restaurants, shops etc . Breakfasts were varied and very good . Location was good , a little out of town but only a short cab or bus ride to city central. Parking was on side street but no problem. Very good value for money. Internet was available free of charge.
Internet connection was a little unreliable in room but not a serious problem and there was a ground floor connection available
